# DealWise AI > Commercial real estate underwriting, without the model-building. Upload the > offering memorandum, the leases and the P&L. DealWise reads them and builds > the whole underwriting for you. Then edit anything, test assumptions, get an > AI read on whether to do the deal, and download the cash flow model and the > lease abstracts as files you own. DealWise AI is for investors, brokers and operators working on industrial, office, retail and multifamily deals. There is a free plan and it does not require a card. ## What it does **1. Upload the documents you already have.** Offering memorandums, leases and lease amendments, operating statements and T-12s, appraisals, estoppels, surveys, tax bills, comps. Drop in a stack and it sorts out what each one is. **2. It builds the underwriting automatically.** It reads the leases into a suite-by-suite rent roll, pulls the operating expenses off the statement, and models every month of the hold: rent steps, reimbursements, vacancy, debt service, the exit. **3. You edit it and test it.** Nothing is locked. Change a growth rate, a market rent, an exit cap, the loan terms, and see what it does to the return. Every assumption the model applied is shown, with where it came from. **4. You get an opinion, not just numbers.** An AI read on whether to buy, hold or pass, with the lease clause or line item behind it, so you can check the reasoning rather than take the verdict on faith. **5. You download real files.** The monthly cash flow model as CSV or Excel (returns, annual summary and monthly detail as separate tabs). Every lease abstract on the deal as a spreadsheet, or as a PDF. The rent roll. A deal summary. Your inputs. ## What makes the numbers trustworthy Worth knowing if you are comparing it to a spreadsheet: NOI is always derived from the rent roll rather than typed in, and an offering memorandum's own claims (price, cap rate, stated NOI, pro-forma, market rent) are shown but never written into the model. That is what lets DealWise tell you when the cap rate a seller is advertising is not the one their own rent roll supports. DealWise gives underwriting analysis, not investment advice. ## Free calculators Free, no sign-up, run entirely in the browser. For product changes as they ship, the release log carries every one with its date. - [DealWise AI Makes AI Show Its Work on CRE Deals](https://www.dealwiseai.com/press/dealwise-ai-shows-its-work): DealWise AI's underwriting software proposes each lease term with the exact words it was read from, and nothing enters a deal until a person approves it. - [DealWise AI Rebuilds Its Underwriting Platform](https://www.dealwiseai.com/press/dealwise-ai-rebuilds-platform): DealWise AI has rebuilt its CRE underwriting platform, moving off a no-code system onto its own infrastructure with every existing deal carried over. - [DealWise AI Checks a Seller's Cap Rate Against the Leases](https://www.dealwiseai.com/press/dealwise-ai-stated-vs-derived-cap-rate): DealWise AI reports the gap in basis points between a seller's stated cap rate and the one the rent roll supports, because it never uses the seller's figure. - [DealWise AI Publishes Its CRE Toolkit Free](https://www.dealwiseai.com/press/dealwise-ai-free-cre-tools): Fourteen underwriting calculators and a library of asset-class guides, free with no account, running the same calculation engine as the paid product. - [DealWise AI Publishes Security Documentation](https://www.dealwiseai.com/press/dealwise-ai-security-documentation): The security overview, subprocessor list and data processing addendum published openly rather than supplied on request during a vendor review. - [DealWise AI Reads Full-Length Leases](https://www.dealwiseai.com/press/dealwise-ai-reads-full-length-leases): Lease abstraction extended to documents of any practical length, so a rent step in a third amendment is found the same way one on page two is. - [DealWise AI Moves Underwriting to Document Upload | DealWise](https://www.dealwiseai.com/press/dealwise-ai-document-driven-underwriting): Offering memoranda, leases and operating statements become the source a deal is built from, each treated according to what kind of document it is. - [DealWise AI Opens Its Platform to the Public](https://www.dealwiseai.com/press/dealwise-ai-opens-to-the-public): Commercial real estate underwriting software built around one rule: the rent roll is the system of record, and NOI is derived from it rather than entered. - [What's New in DealWise AI | Product Releases](https://www.dealwiseai.com/whats-new): Every DealWise AI release with the date it shipped, from the March 2026 launch through upload and auto-build, lease comps and the rebuilt platform. - [Deal audit](https://www.dealwiseai.com/whats-new/deal-audit): A finished deal, run against the mistakes that actually recur, before a lender, a partner or an investment committee finds them for you. - [Lease comps, and a check on the asking price](https://www.dealwiseai.com/whats-new/lease-comps-and-asking-price): In-place rents measured against what comparable space actually achieved, and a separate read on what an asking price assumes. - [The new DealWise](https://www.dealwiseai.com/whats-new/the-new-dealwise): DealWise moved off the platform it was first built on and onto its own. Every deal came with it. Shipped 12 September 2026. - [Upload and auto-build](https://www.dealwiseai.com/whats-new/upload-and-auto-build): Start a deal from its documents instead of a blank form. Shipped 11 September 2026. - [Leases too long to read in one pass](https://www.dealwiseai.com/whats-new/long-leases-read-end-to-end): A sixty-page lease and four amendments, read the whole way through. Shipped 19 August 2026. - [Comparing lease proposals](https://www.dealwiseai.com/whats-new/comparing-lease-proposals): Proposals ranked on what they actually cost, not on face rent. Shipped 27 May 2026. - [Upload your documents](https://www.dealwiseai.com/whats-new/upload-your-documents): Leases and statements stored against the deal they belong to, rather than in an email thread. Shipped 7 May 2026. - [DealWise AI opens to the public](https://www.dealwiseai.com/whats-new/dealwise-ai-opens-to-the-public): The first deal underwritten by somebody outside the company. Shipped 31 March 2026. - [The guides and the free calculators](https://www.dealwiseai.com/whats-new/the-guides-and-the-free-calculators): A reference library and a set of calculators, open to anyone, with no account. Shipped 5 March 2026. ## Notes - Every page above is server-rendered and readable without JavaScript. - The signed-in application (/deals, /billing) requires an account and is not part of this map. - Canonical domain: https://www.dealwiseai.com - Full URL list: https://www.dealwiseai.com/sitemap.xml - Contact: https://www.dealwiseai.com/contact-us - Pages listed: 135 of 135 in the manifest.
